How the Timber Buying Process Works
No two tracts are exactly alike, but Edwards follows a clear, professional process that helps landowners understand what to expect from first contact through harvest and follow-up care
PROCESS STEPS:
Step 1 – Initial Contact
A landowner, consultant, or supplier reaches out to Edwards to start the conversation and share basic information about the tract.
Step 2 – Site Visit and Timber Evaluation
An Edwards representative visits the property to walk the tract, evaluate the timber, and understand access, conditions, and goals for the land.
Step 3 – Pricing and Sale Structure
We explain the options available, including lump sum and unit sale, so the landowner understands how the sale works and how payment will be handled.
Step 4 – Contracts and Legal Work
Once terms are agreed on, the process moves into timber deed preparation, title search where needed, and access agreements before harvest begins.
Step 5 – Harvest and Site Care
After planning is complete, harvesting begins with attention to timing, access, roads, and the overall condition of the property.

Understanding How Timber Sales are Paid
Edwards helps landowners understand the sale structure that makes the most sense for their property, goals, and comfort level.
OPTION 1:
Lump Sum Purchase
*Most Preferred by Landowners
With a lump sum sale, Edwards buys the tract upfront, giving the landowner a defined price and payment structure before harvest begins.
OPTION 2:
Unit Sale
With a unit sale, timber is paid for as it is cut, often on a per-ton basis, with regular payment over the course of the harvest.
Whichever structure is used, trust and transparency matter. Landowners deserve to understand how pricing works, how payment flows, and who is accountable throughout the sale.
Protecting Roads, Access, and the Long-Term Health of the Property
One of the biggest concerns landowners have before selling timber is simple: What will my property look like afterward? Edwards takes that concern seriously. Planning, access, and remediation are all part of responsible harvesting, and the goal is to leave the land in a condition the owner can live with and move forward from.
We plan access with care, including roads, entrances, and haul paths.
We pay close attention to skid trails, logging roads, and site conditions during harvest.
Site remediation may include attention to roads, skid trails, grading, and related cleanup needs.
